HIGHLANDS RANCH

Perhaps the biggest master-planned community in the Denver area, Highlands Ranch encompasses over 22,000 acres.  The site is a former cattle ranch, which now has more than 22,000 homes.  Estimated build-out of the community is anticipated in the year 2020.  The completed community is expected to have a population of 90,000 residents occupying 36,700 homes and townhomes.

Thirty minutes from downtown Denver, Highlands Ranch combines the convenience and opportunity of a modern planned community with old-fashioned neighborhood living.  The Highlands Ranch master plan approved by Douglas County in 1979 calls for 30 percent of the land to be devoted to residential uses, 61 percent to non-urban uses including open space and recreation, and 9 percent to business properties.

Located in the active and growing south Denver business corridor, from Interstate 25 to Santa Fe along
C-470. Highlands Ranch offers a wide variety of professionally designed homes in all price ranges—homes that offer some of the most exceptional housing values in the state.  Home buyers will find a home style for every segment, from young singles investing in their first home to growing families to empty nesters.  The 300-acre park system features paved paths winding throughout the community and leading toward one of the Highlands Ranch Recreation Centers, premier facilities.  They offer open-air swimming pools, indoor pools, whirlpool, racquetball courts, indoor running tracks, full-size gyms, and lighted tennis courts which create unparalleled resident amenities.

Highlands Ranch children are assured excellent education opportunities in neighborhood schools through the widely respected Douglas County school system.  Community-wide celebrations and special events from the annual Arbor Day tree planting to the October Fall Festival help to make Highlands Ranch a place where people once again know their neighbors.    Homeowners automatically receive a membership to the Recreation Center, a health club with indoor and outdoor tennis, pool, exercise room, and gymnasium.

The active Gleneagles Village community with its ranch-style townhomes, duplexes, and single family detached homes is directly adjacent to the “Links” 19-hole golf course and features low maintenance, an adult recreation center, and controlled access.

“The Park at Highlands Ranch” encompasses more than 900 acres, including 100 acres of developed parks and 800 acres of open space.  “The Park” is a community wide system featuring two community activity areas, six neighborhood activity areas, and 14 miles of trails.  The two community activity areas, Falcon and Northridge, feature athletic fields, picnic areas, and playgrounds.  The Northridge activity area also features a physical fitness course, horseshoe pits, and miles of jogging and biking paths.
