HIGHLANDS RANCH
Perhaps the biggest master-planned community in the Denver area, Highlands Ranch encompasses over 22,000 acres. The site is a former cattle ranch, which now has more than 22,000 homes. Estimated build-out of the community is anticipated in the year 2020. The completed community is expected to have a population of 90,000 residents occupying 36,700 homes and townhomes.
Thirty minutes from downtown Denver, Highlands Ranch combines the convenience and opportunity of a modern planned community with old-fashioned neighborhood living. The Highlands Ranch master plan approved by Douglas County in 1979 calls for 30 percent of the land to be devoted to residential uses, 61 percent to non-urban uses including open space and recreation, and 9 percent to business properties.
